Hot Water Performance
Majority of commercial properties operate a minimum of 2 hot water systems manifolded together in the case of failure from one of the Hot Water Service’s. There are a few items which can be checked to see if parts are starting to wear out.
Checking load ratings on circulating pumps, monitoring water deliver temperatures, measuring resistance across elements and checking the correct cut in/out temperatures of thermostats. Apart from these items there are other things which should be monitored: Age of tanks and furnaces, when all parts where last worked on and lead times on getting new parts.
Items such as large commercial hot water tanks and circulating pumps are not just your standard off the shelf item and in most circumstances have significant lead times to acquire these items mostly up to a week and then there is the issue of getting the parts into their location.
